Rund Partnership was appointed as Employer’s Agent, Quantity Surveyor and Principal Designer to act on behalf of One Housing Group to oversee the refurbishment of a locally listed building and a new build residential development, located within the St Ann’s Conservation Area.
The project redeveloped a former police station on a half-acre site next to St Ann’s Hospital, close to Haringey’s lively and diverse Green Lanes shopping area. The development of the new two, four-storey apartment buildings, five, new four-bedroom houses and the sensitive conversion of the locally listed building provides 32 new high-quality homes and associated vehicular/pedestrian accesses and car parking.
The site sits in a popular residential area surrounded by local amenities, including St. Mary’s, St Ann’s and Chestnuts Primary Schools, St Ann’s Hospital, Chestnuts Park, shops and restaurants.
We chaired regular meetings with the design team to meet the client’s aspirations for the planning submission and tender issue dates, whilst ensuring a high-quality scheme, appropriate to the conservation area, was developed. Our quantity surveyors prepared the build cost estimates, whilst we co-ordinated due diligence prior to the acquisition of the site. The completed project contributes positively to the area’s conservation status, with its typical local features such as high quality facing brick and pitched roofs.
