Rund Partnership is providing Technical Due Diligence and Monitoring Surveyor services on Merrick Place, a £200m development set to dramatically transform a poorly used brownfield site, triggering the regeneration of the wider Southall area. The development, located next to Southall Crossrail station, is a mixed-use urban regeneration scheme, which will create 575 new mixed-tenure homes, including build to rent, private and affordable tenures.
Grainger is forward funding the development, with Network Homes delivering the new homes in partnership with Stanhope. The 575 new homes, along with 2,100sqm of office space and 318sqm of flexible commercial floorspace, is being created across four separate buildings, varying between 15 and 23 storeys. In addition, 35% of the tenures are for affordable housing, with this 30% for London Affordable Rent and 70% for Shared Ownership. As a ‘car-free development, 845 cycle parking spaces and two dedicated servicing bays on Merrick Road are being provided. A high-quality landscaping strategy includes communal gardens and public realm space on the frontage of Merrick Road, with play and amenity space areas created within the site.
Our Technical Due Diligence role will involve thorough research and analysis into the physical characteristics of the development to ensure Merrick Place meets technical and operational needs. Attention to detail is vital, with our work involving a detailed examination of all available construction documents – from the project’s initial design and contractual stages, right through to its completion.
As Monitoring Surveyor, we will also ensure Grainger plc is kept fully informed of project progress and risks throughout all stages of the development so that confidence in the project is assured. Our monitoring will include regular site visits, attendance at monthly progress meetings and the development of detailed progress reports.
